GUEST EXPERIENCE AUDIT

Experience your vacation rental before your paying guests do.

A property can look finished and still have dozens of small friction points that only show up when someone actually lives in it. Gainzz stays in the home like a real guest, uses the systems, tests the flow and gives you a practical punch list before those issues become review comments.

WHY IT EXISTS

The little things are usually what guests remember.

Owners naturally know their own property. Guests do not. A confusing lock, weak bedside lighting, nowhere to charge a phone, a missing kitchen tool, difficult Wi-Fi instructions or a bedroom that gets bright at sunrise can quietly shape the entire stay. The audit is designed to find those issues while they are still easy to fix.

WHAT WE TEST

We use the home, not just inspect it.

Arrival & check-inAddress visibility, parking, entry instructions, smart-lock flow, first impression and whether a tired guest can get inside without guessing.
Wi-Fi & technologyWi-Fi instructions, streaming setup, guest-mode televisions, remotes, outlets, charging access and other tech guests expect to work immediately.
Sleep & bedroom comfortMattress feel, pillows, bedding, blackout coverage, temperature, noise, bedside lighting, charging access and practical storage.
BathroomsWater pressure, towels, toiletries, hooks, lighting, privacy, basic cleaning supplies and the small conveniences guests notice once they unpack.
Kitchen & coffee setupCookware, dishes, utensils, coffee station, pantry basics, storage and whether a guest can actually prepare a normal meal without discovering missing pieces.
Living spaces & amenitiesSeating, television experience, lighting, games, work areas, outdoor spaces and whether advertised amenities are intuitive and usable.
Instructions & checkoutHouse information, labels, supply locations, checkout flow and anything that requires the guest to ask a question that the property could have answered first.
Guest-friction punch listClear priorities for what should be fixed before the next guest, what can improve soon, what is a nice-to-have and what is already working well.

HOW IT WORKS

A real stay, followed by a practical report.

  1. 1
You give us the guest-facing information.

We use the same directions, entry instructions and house information a normal guest would receive.

  2. 2
    Gainzz stays in the property.

For a typical local home, the audit can include up to two nights so we can experience both daytime and overnight use rather than doing a quick walkthrough.

  3. 3
We test the stay room by room.

We use the home naturally and document confusing, missing, uncomfortable or inconvenient details as they surface.

  4. 4
You receive a prioritized Guest-Ready Report.

The goal is a useful punch list — not a pile of criticism. We separate urgent fixes from improvements, nice-to-haves and things the property already does well.

INTRODUCTORY LOCAL PRICING

Starting at $349.

Our introductory rate is designed for a typical local 1–2 bedroom vacation rental and includes the guest-experience stay and written audit. Larger homes, specialty amenities, extensive travel or unusually complex properties are quoted individually.

Fixes, shopping, assembly and property setup are separate services. If the audit uncovers work you want Gainzz to handle, we can scope that separately.

A GOOD FIT BEFORE OR AFTER LAUNCH

You do not need to wait for a bad review.

Can you audit a property before its first paying guest?

Yes — that is one of the best times to do it. The goal is to catch guest-friction issues before they become part of the property’s review history.

Can you audit an Airbnb that is already operating?

Yes. An audit can be useful when reviews are inconsistent, guests keep asking the same questions, or the owner knows the home is functional but wants another experienced set of eyes on the actual stay.

Does the audit guarantee five-star reviews?

No. No service can guarantee a guest’s rating. The audit is designed to identify avoidable friction and practical opportunities to improve the guest experience.

Do I have to use Gainzz for hosting or co-hosting afterward?

No. The audit can be a standalone service. If you want help making changes afterward, Gainzz can also help with setup work or ongoing hosting/co-hosting.
